I no longer rent without including the utilities in the rent (i.e. I just assume they won&#039;t pay so I charge average up front).  Sorry mate.  1K is a lot to get stiffed on.  They know you&#039;re down though and are kicking you just to have fun.  Be the bigger man.</description>

		<description>sell the community items and give them the 25% they deserve from the RESALE, only AFTER it occurs. basically, if they are dicks playing tricks, be the bigger one. which is really just being the honest one. they are seeking tricky &amp; dishonest resolutions. be fair but firm about real money.</description>
