		<description>It took us two or three days, and they sent it electronically.  We dealt with BOA.  We had a BPO on a Tuesday and heard that they thought that there was good news by Friday.    I am pretty sure that the listing agent got the verbal approval somewhere in between but didn&#039;t want to tell us until they saw in writing whether the deficiency would be waived (it wasn&#039;t) or not.  They couldn&#039;t open the file for a week and a half because they couldn&#039;t contact the negotitator in the beginning.</description>

		<description>@LongSale, Congrats!!! I actually came back to the site to check in on you and Lacy.  Sounds like you guys are doing well! 

@Scotty - I think in my instance that they rubber stamped it to get it through but did not let the sellers off the hook.  the sellers had originally reqested that they be absolved of their debt, but BOA just sent them a letter stating that they can come after them in the future but that they could proceed with the Short Sale..  In the end there were some more things that needed to be covered and the back ended up taking even more of a hit during closing by paying an additional 1600 at closing.  Don[t know how the seller talked them into it, but the week before closing, all of a suddent he negotiators were very easy to reach and conceded on a lot just to close the deal.  I guess what I am trying to say is that the bank will try to get money from the seller after they close.  They don&#039;t try to do anymore once they have escalated all the info..especially up to the 3rd negotiator.  Hope that helps.  

Our closing took  just over 5 months and I really credit our real estate agent for that.  I told her that I would call her twice a week just to check up on her even if we got an update.  I said that I hoped our call would make her call the listing agent  who would inturn call BOA.  It worked.  I told our agent again and again that I didn&#039;t want to be a pain but mainly from this site I learned that persistence was the key.  it truely was.  We would call evey tuesday and Friday and then if we got an update like the file will be moved up next week, we would call almost three times the next week to try to get them to keep checking.  Our agent knew what to expect, so she wasn&#039;t upset with me and was great about it.  The listing agent kept sending emails that said, we are doing all we can, and that we needed patience, but I really think the emails and calls helped keep us in the front of ther minds and so they called BOA and so on.  When we were truely frusterated, we would offer to helpby calling and even had the attorney who would do our closing offer to help as well(which they did not accept).I wish everyone who comes to site lots of luck as I would have gone crazy if I hadn&#039;t had anyone to comisserate with.

Thank you for the advice.  It sound like the plot continues to thicken.  At this point, I won&#039;t believe that this thing is a go until the keys are in my hand at the closing table.  There are too many cooks in the kitchen with these short sales.  So frustrating... not to mention that the sellers are also fighting foreclosure at the same time.
