Calling All Short Sale Agents

I keep getting e-mails from visitors to this blog asking for help with the short sale of their home. Here’s one from yesterday that illustrates the 3-4 e-mails I get a week:

Hi Debt kid,
I have a question for you do i have to pay for the commission out of my pocket or they just take it out from the sell when i do a short sell? And when you at it please send me some short sell agents for Some Random City, Florida.

It’s not that I don’t want to help this person. I do. I just don’t have the time at the moment to ferret out an experienced agent in a random city in Florida.

    I’m a realtor with licenses in New York and Alabama. I currently live in the Opelika/Auburn area of Alabama. I have done short sales in NY and am teaching a class on them for all of the other agents in my office. Keller Williams is a great training based company so when my broker wanted me to do it I jumped at the idea. Believe it or not hardly any of them know what a short sale is.     I’d like to answer the original question from the reader asking who pays realtor commissions in a short sale. The answer is the lender pays the commission fees when the short sale package is done correctly.

    I am a Real Estate agent that works in the San Fernando Valley and Santa Clarita Valley in Southern California, I am an Experience Short Sale agent and I help people or guide them thru a Loan Modification if possible before they will consider the short sale, I believe that is our Duty as agents to try to help these people keep their home if possible if the lender does not agree to it, they will let you know to go ahead and do the Short sale and on any case whether your are trying to do a Loan Modification or a short sale there should be no fee required, if the short sale goes thru the lender will pay your commission so to all those readers out there do not pay anyone to help you do this, do not get taken for a Ride!!!!!!!!
    Do remember that a Short Sale is not guarantee.
    An ultimate you may loose your home to Foreclosure.

    Have handled several short sales and have complete package for lenders.
    I am “fee for service” agent and handle normal listings at 1.5%.
    Work well with lenders, have had good success.

    MN T/C and Western WI area’s.

    I have taken 9 short sale listings in the last year and I’ve closed 6 of them. I have a stream-lined system that allows me to dedicate the time needed to close these transactions.
