3 Important Actions To Get Done Now.

  1. Forward my Mail to my PO Box

The poor family that bought my house is probably overwhelmed with all my junk mail. Now that I have a PO Box I need to turn in a forwarding mail card at the post office. It will take about as long as I just spent writing this, so I just need to get it done. It’s not vital, but it’s important.

  1. Setup new Checking Account at BOA, Close WellsFargo Account.

I made a dumb error and thought that my wireless bill was linked to my business checking account. Since I hadn’t made a payment for awhile, it was a big bill. I had the money in my business account to cover it, but not in my personal account where the bill got charged. Frack me. I’d been using my debit card to track my spending and now the Wells Account is severely overdrawn. So much so that it’s worth canceling, setting up a payment plan (which they said they can do in situations like this), and starting anew.

I’ve been wanting to having my personal checking at a separate bank than my business checking for some time now. Guess now is the time! Update: I’ve applied for an account at Bank of America, just waiting to hear if it gets approved. My credit is crap, so I’m crossing my fingers.

  1. Finish Chapter 7 BK Paperwork

I’ve got a pile of paperwork to due to file bankruptcy for my personal debts (only about 70K of my 300K total). I just need to get this out of the way. Yes, it sucks I’m having to do a bankruptcy, but at this point it’s my best option on these debts.

Misc. Things:

  • Find my digital camera. I had a cheapo (but newer, so it took decent pictures) camera that got lost in the shuffle when I was moving into the office. It’s not a big deal, but now that I have a very limited amount of “things” they are all very important to me.
  • Relax. Sleep. It’s been a long week and I need to be productive this weekend (especially on the BK paperwork), but also take it easy. I can’t afford to get sick again.
  • E-mail my Real Estate agent. I owe him some consulting work for his work on my short sale.
  • Find a place to cash a check until my new checking account is opened. I think I saw a sign at Albertson’s about them doing this. (I got a check from the eBay store where I sold some of my stuff weeks ago).
  • I put up free house-sitting fliers this week. No calls yet. I think I may need to work my flier a bit. I think it comes off as desperate and not professional. If no calls by Sunday I’ll rework it.

I love To Do Lists and crossing them off, I have a very long one here right now that I need to get started on. Can you list with some housesitting agencies? This would increase your chances and also your professionalism in the eyes of homeowners.
You are doing great tackling this head on.
Just keep moving forward even if it feels like slow progress at times. Cheers.

If I were you, I wouldn’t waste my time on revising the flyers. It’s hard to imagine anyone sane who would respond to a “free house-sitter” flyer, no matter how well-worded it sounded. They have no way of verifying your character– for all they know, you could be a thief, an addict, or some guy who’s looking for a place to throw a party.

If you really want to pursue house-sitting, you would probably be better off spreading the word verbally through people you know. It’s a slim chance, but you’d most likely have better luck if you came recommended by a friend or family member.

Debtkid, I know this is sort of off the subject, but you have been through this and I would like your thoughts, on my blog I just posted about my house and would like information on how to do a short sale, and did you have a 1st and 2nd on your house? if so how is that handled? I would like to see about doing this to get in a better situation. Anyway I know your busy but if you have a chance can you please tell me how you accomplished this.

Jaiparis,

Yes, I did have both a 1st and 2nd on my house. The best thing I did here was find a real estate agent that specialized in short sales. There aren’t a whole lot of them, but they are out there.

I read on your blog you said you wouldn’t be able to afford to pay a realtor. I know in my situation at least, it was just what the lenders had to deal with. My real estate agent ended up cutting his commission at the last minute to make the deal go through, but he still got paid.

Anyway, this is getting long. I’ve been thinking of having my real estate agent call in and do a podcast like thing with him explaining how we did the short sale. Since he cut his commission I told him I would help him with some marketing, so recording a show with him I think would be good. So, watch for that next week, and if you have any specific questions you’d like to ask (all he does is short sales), just e-mail me and I’ll make sure to ask him.

I did quite a bit of research before deciding to try and do a short sale on my home. Make sure its the best thing for you. They aren’t easy to get closed, but if you can, it definitely is better than a foreclosure on your record. And its better for the mortgage companies as well.

Update on this list.

1. Got the forwarding done.
2. Checking account at BOA just got approved! Yay! No I need to work with wells to close my current one, and make sure all the auto-drafts I have from that get moved to my new account (there are only about 4 small drafts: gym membership, gov. student loan, internet, etc)
3. This is my project today. Bankruptcy paperwork. I want to get this filed by the end of the month. Then on to working on the business loans, and how to deal with those.

Debtkid, thanks for your response, I’ll check into that and I might call my 2nd and see if they would work with me, I would be willing to pay back the difference to them over time if they would accept that, so not sure if that’s really a short sale, but I’ll look into, again thanks for the response, I know your have alot on your plate but I do enjoy reading your blog. Good luck with getting back on your feet!

Debtkid, I’ve been reading your blog on and off and I am impressed in your willingness to share your story as well as your efforts to dig yourself out of debt. Just a quick note on the housesitting flyer — either post it online (does craigslist have a section on this?) or post it here and let your readers critique and rewrite it. Good luck — hopefully you can find a real place to stay — if only for a week!
